Austin Deal of the Week: Big Issue, Big Upside

Alright, let’s get down to business and cut through the fluff. We’re looking at a property at 10009 Lirioppe Cove in Austin, Texas.

The basics:

  • 3 bedrooms, 3 bath
  • 2,250 square feet
  • Only 6 photos on the listing?!?

That’s right. This house that’s listed for almost $900K gives us just six photos, and honestly, they’re terrible—poor lighting, poor angles. No staging. 

Big issue, Big upside: the house has a pool, but there are zero pictures of it. Given that Austin hits triple digits for up to 100 days a year, a pool is a huge selling point that’s completely overlooked in this listing. (We pulled pictures from when it was listed back in 2019… that’s when we found out about the pool!)

This kind of sloppy listing suggests we could go in hard on negotiation. It’s a clear example of Why Choosing the Right Real Estate Agent Matters—they know how to market your property right. 

Think about it: would you try to sell something for hundreds of thousands of dollars on eBay with lousy pictures? No way.


Currently, the price tag is $888,000 down from an initial $950,000 about two months ago. That’s a steep drop of $62,000. 

A nearby home with an extra bedroom and a pool—much better presented and more updated inside—is listed at $799,000. That’s nearly $100,000 cheaper.

This home ranked as one of the most expensive per square foot among its comparable sales, which is way over the average selling price per square foot.

It’s only been on the MLS for 14 days, but this listing screams for a tough negotiation approach. I’d say an offer of at least $100,000 below the asking price could be a starting point, possibly even more aggressive depending on the market heat.

The place seems move-in ready from what little we can tell, which is a plus, but the appliances could use an update. 

Location-wise, it’s decent—not perfect—but near major highways, which adds some convenience.

Before making a move, you need to see this place with your own eyes to truly gauge its worth. 

So, here’s the deal: If everything checks out in person, and the house impresses, an offer around $740,000 seems fair based on the current market. 

Bottom line: There’s a good chance this listing will sit on the market for a long time and an aggressive offer just might work.
